An elevator maintenance checklist for building owners

What a good service visit covers, and what you can check yourself between visits.

Regular maintenance is the difference between a lift that runs for decades and one that stops without warning. Here is what to expect from a service visit, and what you can watch for yourself.

What a service visit should cover

  • Lubrication of guide rails, ropes and moving parts
  • Inspection of the machine, brake and controller
  • Testing of door operation, interlocks and sensors
  • Checks of the safety gear, governor and emergency lighting
  • Cleaning of the pit, car top and machine space
  • Recording every visit in a service log

What you can watch for between visits

  • Doors that hesitate, bounce or close slowly
  • The lift stopping a little above or below floor level
  • New noises, vibration or a jerk when starting or stopping
  • Buttons or indicators that stop working
  • Any repeated fault, even if it clears itself

Choosing the right contract

Oiling and greasing covers routine care. Semi-comprehensive adds defined wear parts. Comprehensive adds repair or replacement of covered major parts. The right level depends on the age of the lift and how much cost variability you are willing to carry.

Always report entrapment at once

If anyone is trapped, use the alarm and call your maintenance provider immediately. Never try to open the doors or climb out.
